NEW BOUTIQUE HOTELS OPEN NOW
FORTH | Atlanta, GA
Opened June 2024
Atlanta’s burgeoning Old Fourth Ward neighborhood recently welcomed FORTH, a first-of-its-kind hospitality destination. The 16-floor structure has a 196-room luxury boutique hotel and four distinct food and beverage concepts, including a flagship Italian steakhouse, a coffee/wine bar, a retro rooftop bar, and a Mediterranean-inspired restaurant. There’s also an expansive outdoor pool deck and a members-only social club with a state-of-the-art fitness center and spa for club members and hotel guests.

Rivet House | Athens, GA
Opened June 2024
Athens, GA, got a new crown jewel with the opening of Rivet House last summer. Situated in the Southern Mill development, this boutique hotel celebrates the more-than-a-college town’s creative spirit. Envisioned and developed by local husband-and-wife duo James and Jessica Whitley, the 50-room hotel, spa, and restaurant are located in a former, long-forgotten denim mill. The on-site, modern Italian restaurant, Osteria Olio, is already an urban retreat for locals and visitors alike.

Pamlico Station | Cape Hatteras, NC
Opened July 2024
Pamlico Station is the ultimate cozy and slightly campy boutique escape in Cape Hatteras, the OBX’s kitesurfing paradise. This Jonathan Adler-designed, eco-chic hotel offers 14 suites with breezy, coastal-inspired decor and many amenities connected to the soon-to-open members’ club next door, Edgecamp. Guests can hit the waves in many ways straight from the hotel’s private wellness dock or enjoy sunset cocktails at the waterfront bar.

Copper Vine | New Orleans, LA
Opened July 2024
While Copper Vine opened in 2018 as an achingly adorable restaurant and wine pub, the brand-new inn features 10 lofty guest rooms and a stately Terrace Suite in the heart of New Orleans’ historic downtown. With a restaurant-forward approach to the guest experience, this intimate yet refined inn is a singular new offering for visitors to the city. Room service is available, and a complimentary European-style breakfast plate is offered each morning in Maylie’s Living Room.

Trailborn Highlands | Highlands, NC
Opened Summer 2024
Trailborn Highlands offers a tranquil mountain escape in picturesque Highlands. Surrounded by 4.5 acres of lush woods, the property features 63 guest rooms, The Highlands Supper Club (a destination restaurant in a historic log cabin up the hill), and a cozy main lounge. Outside, you’ll find fire pits, flower gardens, and a Nordic-style sauna with cold plunge showers. Guests can enjoy culinary events, craft classes, and a summer concert series or explore nearby waterfalls and trails.

Hotel Klaus | Washington, LA
Opened August 2024
Hotel Klaus is housed in a building dating back to 1870 that was originally the Klaus General Store. It was meticulously renovated into a nine-room boutique hotel that blends historic Acadiana charm with modern luxury. The hotel features hardwood floors, antique fireplace mantels, handmade Turkish tile, a cocktail pool, and a courtyard garden.

Quercus | Gay, GA
Opened September 2024
Quercus is an exciting new luxury all-inclusive ranch resort about an hour south of Atlanta. The 4,000-acre property blends Western-style ranching and Southern hospitality. After a day of guest-picked activities ranging from garden tours, foraging, and spa treatments to kayaking, fly fishing, and horseback riding, cozy up to dinner at Uberto, a 30-seat fine dining restaurant helmed by Michelin-starred Chef Ryan Smith.

The Delegate | Frankfort, KY
Opened October 2024
One of two new boutique hotels in downtown Frankfort opened by Common Bond Hotels last year, the Delegate Hotel is drenched in warm Bluegrass State touches and caters to business and leisure travelers alike. Think a “leather and wood,” “steak and a bourbon” kind of vibe. Amenities include stylish accommodations, gourmet dining at the on-site Cypress & Oak Steakhouse, and exceptional service.

The Ansonborough | Charleston, SC
Opened October 2024
Newly opened under a new name and ownership, The Ansonborough features 45 of the Holy City’s most spacious guest rooms, each with a unique shape and personality. Guest amenities include a rooftop garden, fitness center, complimentary breakfast, and the cozy Scarborough & Squirrel Bar just downstairs.

Hotel Vela | Gulfport, MS
Opened November 2024
Mississippi’s boutique hotel scene got a chic beachside addition with the opening of  Hotel Vela, a revitalized, 16-room property with retro, coastal-inspired design and lots of spunk. The hotel is housed in one of Gulfport’s most historic buildings, with original brick, floorboards, and design inspiration from a bygone jazz era and speakeasy culture. The hotel’s prime address offers easy access to Gulfport’s beaches, attractions, and blackjack tables, making it an ideal base for exploring the Mississippi Gulf Coast.

Ashbrook Hotel | Frankfort, KY
Opened December 2024
Sister to The Delegate, The Ashbrook Hotel (and the restaurant of the same name) are The Kentucky Bourbon Trail’s new feminine jewel box beckoning you to afternoon tea with the girls or a game of bridge. Housed in a historic mansion, the 14-room retreat offers all-day dining, a courtyard, and impossibly posh furnishings and decor.

Hotel Saint Augustine | Houston, TX
Opened January 2025
Situated in Houston’s cultural Montrose neighborhood, Hotel Saint Augustine is a new property from Austin’s acclaimed hospitality group, Bunkhouse Hotels. The woodsy property has 71 hotel rooms and suites, a delicious Gulf Coast-inspired restaurant, an all-day lobby lounge and bar, a listening room, and a cloistered courtyard pool.

Trailborn Surf & Sound | Wrightsville Beach, NC
Opened January 2025
Trailborn Surf & Sound reimagines the beachfront resort experience in one of the Atlantic coast’s top surf towns. The 3.5-acre property boasts access to the ocean and sound, so you can surf, kayak, kiteboard, and more. The hotel features 151 rooms, a new Italian restaurant, and a delightful bar in the revamped lobby. Unwind at the beachside pool bar or by a fire pit on the great lawn. There’s also a market with local provisions and a fitness center with Peloton bikes.

Albert Hotel | Fredericksburg, TX
Opened January 2025
Just an hour from Austin and San Antonio, Albert Hotel is a 105-room property welcoming guests to explore the hidden gems of Texas Wine Country. The hotel features four distinct dining experiences, including one led by a Michelin-starred chef, a full-service spa, a cabana-lined pool, and thoughtfully designed spaces to unwind, play games, or convene with friends.

BOUTIQUE HOTELS OPENING IN 2025
Municipal Grand | Savannah, GA
The South cannot wait for Municipal Grand to arrive! Midnight Auteur, the creators behind Death & Co and Denver’s The Ramble Hotel, will debut a new luxury boutique hotel in Savannah’s North Historic District this spring. The six-story gem will feature 44 guest rooms, a rooftop pool, a lobby bar and restaurant, and a subterranean bar.

OS 1515 | Ocean Springs, MS
Coming to coastal Mississippi this spring, os1515 DOWNTOWN is a resort destination featuring a 32-room boutique hotel, an event space, a fine-dining steakhouse, and Crave Food Hall, which will feature eight artisanal food vendors and a craft cocktail bar. An adjacent building will house four retailers, a fitness center, and a spa/salon.
New Method Co. Hotel | Charleston, SC
Set to open this spring, Method Co.‘s yet-to-be-named newest boutique hotel at 529 King Street will feature studio to three-bedroom suites, a lush courtyard, a library, co-working spaces, a guest lounge, and a rooftop bar with sweeping views of downtown Charleston.

Hotel Pontotoc | Memphis, TN
Established in 1906, the building in which the new Hotel Pontotoc is reemerging has been everything from a Turkish bath house to a dive bar. The team is painstakingly restoring this century-old piece of Memphis history to blend the musical town’s rich heritage with modern comforts. It’s slated to open later this year.
Shenandoah Mansions | Richmond, VA
Scheduled to open this spring 2025, RVA’s Shenandoah Mansions is the latest gem from the Ash hotel group, known for properties like Hotel Peter & Paul in New Orleans. Described online as “a Southern darling with a dark side,” it will have “73 guest rooms, four opulent suites, a mystical bar, convivial restaurant, daily cafe, and a retail store.”
The Gilmore | Nashville, TN
Coming this spring, The Gilmore will be 12 South’s first hotel with 99 thoughtfully designed units ranging from studios to four-bedroom suites, plus an expansive open-air rooftop and multipurpose room. Guests can expect contactless check-in and check-out, in-room dining options, and additional services like fridge stocking and IV therapy.

Hotel Richemont | Charleston, SC
Nestled in the heart of Charleston, on the corner of King and Society Streets, Hotel Richemont features 25 thoughtfully appointed apartment-style rooms and a vibrant Vietnamese restaurant and bar, Two Bit Club. Both are slated to open in spring 2025.
AutoCamp Asheville | Asheville, NC
Now taking reservations for September 2025, AutoCamp Asheville is a sprawling 16-acre retreat along the French Broad River. It will have 67 accommodations, including custom Airstream suites, cozy cabins, and exclusive suites for solo travelers and couples. The resort will also have a 5,000-square-foot clubhouse, an all-season pool, and ample space for group gatherings.
Hotel Daphne | Houston, TX
Bunkhouse Hotels brings its design-savvy, music-infused, and community-driven vibe to a second boutique hotel to Houston this fall. Located in the historic Houston Heights neighborhood, Hotel Daphne will feature 49 rooms and suites, a cozy all-day restaurant, a ground-floor bar and lounge, an enchanting courtyard, a pool with a poolside bar, a library, and a lobby shop.
