It’s hard not to love one-stop shopping, so why not one-stop living? As traditional lines of work and play are blurring, more developments are popping up boasting a mix of retail, residential, commercial and entertainment spaces in one bustling destination. With some retail shops forced to shut their doors and office floors of cubicles left empty from the pandemic, mixed-use developments are growing in popularity, offering a diverse collection of amenities work and play. These Birmingham area mixed-use developments are growing fast and are a welcomed addition to each of the areas in which they’re located.

Campus No. 124

2408 Pelham Pkwy., Pelham, AL 35124

The former Valley Elementary School on Highway 31 in Pelham has been repurposed into Campus No. 124, a modern complex for entertainment, restaurants, retail and office space, including a craft brewery as well as a three-acre park provided by the City of Pelham. The Schrimsher Company’s $10-million development is named as an homage to the last three digits of the Pelham ZIP code. The same developer created Huntsville’s Campus No. 805 and hopes Campus No. 124 in Pelham will see the same success. “The success has been the resilience that our team and tenants have shown,” says Joyce Skinner, Vice President of Schrimsher Company. “Construction began four months before the pandemic, and through the massive delays with materials and the shutdown, our team never lost heart and continued to work with new precautions put in place.”

So far in 2021, The Beer Hog and The Guys’ Place have opened. The Beer Hog is a full-service restaurant specializing in pizza and craft beer, and The Guys’ Place is a hair salon for men and boys. Pelham being a growing market of young professionals and families was appealing for Schrimsher Company, which noticed the need for a heart-of-the-city destination in Pelham. The Valley Elementary School location was attractive specifically for its direct access to Highway 31 and its close proximity (less than two miles) to I-65. “Additionally, a new city park and the Bishop Creek Trailway System will connect over Highway 31 to the Pelham Civic Complex, Oak Mountain State Park, and the soon-to-be Canopy development,” says Joyce. We anticipate Campus No. 124 being a gathering spot for Shelby County and its visitors for years to come.

Lane Parke

2621 Lane Park Road, Mountain Brook, AL 35223

Located in the heart of Mountain Brook, Lane Parke is already enjoyed daily by residents and visitors for its array of amenities within walking distance to Mountain Brook Village, The Grand Bohemian Hotel, and beloved attractions Birmingham Botanical Gardens and Birmingham Zoo. Mary Beyer Lell, principal and Head of Leasing for Crawford Square, says, “Many Crawford Square team members are Mountain Brook residents, so we felt a close connection and responsibility to bring new merchants who we felt would be unique and welcomed by the residents and customers outside Mountain Brook as well. We feel like we achieved that goal within the first year with the addition of Sol y Luna, Post Office Pies and Carriage House Weddings.” The new phase will welcome Jeni’s Splendid Ice Cream, a quick-service concept from Asian restaurant Abhi, Basecoat on Fifth nail salon, Ignite Cycle, plus several other exciting tenants to be announced in the next few months — so keep an eye out!

Mercantile on Morris
