Ever stumble across a destination so perfect you start daydreaming incessantly about visiting? That’s exactly how I felt when the press release for Villa Yeppa landed in my inbox β a stunning new Italian retreat created by the team behind some of Atlanta’s favorite Italian restaurants.
If you’ve dined at Atlanta’s Storico Fresco, Forza Storico, or Yeppa & Co., you already know the authentic Italian experiences Pietro Gianni and Stephen Peterson create. Now, they’ve taken that same passion back to the source, opening a luxurious villa in Italy’s Emilia-Romagna region on the grounds of the family-run Enio Ottaviani Winery, which welcomes guests for weeklong stays.
What makes this particularly exciting is how organically it connects to their Atlanta restaurants. The villa sits on the grounds of the Enio Ottaviani Winery β yes, the same winery whose bottles grace the tables at their Atlanta establishments. Talk about farm-to-table taken to a whole new level!

A True Italian Escape
Villa Yeppa isn’t just another pretty rental property. Nestled among vineyards near the Adriatic coast, the villa accommodates up to 14 guests across eight beautifully appointed rooms. Each space features king-sized beds, stocked vanities with CULTI MILANO products, and those quintessential Italian windows that open to reveal the surrounding landscape.
For Stephen Peterson, this project is deeply personal. “When dreaming up Villa Yeppa, I was especially inspired by my upbringing in Rimini,” he shares. “It’s where I first fell in love with Italy’s vibrant culture and hospitality and connected with my long-time friend and mentor, Yeppa, whose charisma and creativity inspire all my projects.”
The property’s details reflect this personal connection at every turn. The art on the walls comes from Chizu Kobayashi, capturing the essence of the surroundings. Each room is named after local wildlife, and the design elements β simple woods, warm lighting β mirror the tranquility of the Italian landscape.
Location, Location, Location
One of the villa’s biggest selling points is its prime position. Situated in what the Yeppa team calls “Secret Romagna,” you’re just a short drive from the Adriatic Sea, historic towns filled with shopping opportunities, and some of Italy’s best restaurants.
Want to explore? Villa Yeppa offers experiences ranging from a five-hour bike ride through the Monte San Bartolo nature reserve to golden-hour sailing trips along the coast, complete with wine and freshly cooked mussels. There’s even a racing track nearby β a nod to Gianni’s past life as a race-car driver.
The Fine Print
Villa Yeppa is available for weekly stays (Friday to Thursday), with pricing ranging from $15,000-$30,000 depending on the season. Remember this is for up to 14 people and includes:
- Daily breakfast either at the villa or the vineyard clubhouse
- An in-house experience curator to help plan activities
- Mid-week cleaning and bedding change
- $1,000 credit for the vineyard restaurant
- Honor bar and snacks
- Pet-friendly
- Additional services like private chefs, beach club rentals, boat services, and chauffeured vans are available for an extra fee.
Getting there is relatively straightforward β the villa is about 90 minutes from Bologna’s international airport (BLQ), and the team offers airport shuttles for an additional charge.
Here’s a travel tip: if you’re planning ahead, Villa Yeppa is currently offering 20% off all stays booked for 2025. Book multiple weeks, and you’ll receive an additional 5% weekly discount.
The Saltwater Pool at Villa Yeppa
Let’s talk about that saltwater pool! Seamlessly integrated into the environment, it’s the perfect spot for an afternoon swim after exploring the region. There’s also a full outdoor kitchen and various indoor cooking spaces, giving you options whether you’re a hands-on chef or prefer to be pampered.
The Heart of Hospitality
What truly makes Villa Yeppa special is the philosophy behind it. “This villa combines the hospitality I’ve built my career around with the serenity and charm of Emilia-Romagna,” says Pietro Gianni. “It’s an opportunity to share what we love most about Italy β its traditions, landscapes, and, of course, its incredible wine.”
That genuine passion for sharing authentic Italian experiences β whether in Atlanta or Italy itself β shines through in every aspect of this project.
For those who appreciate beautiful design, incredible food, and experiencing a place through the eyes of someone who truly loves it, Villa Yeppa offers something special. It’s the perfect blend of luxury and authenticity, with just the right amount of Atlanta connection to make it feel like a discovery meant just for us.
Reservations are now available through the villa’s website or by emailing [email protected].
