Between low inventory, high-interest rates, and competitive bidding wars, the Nashville real estate market is brutal right now. If you’re looking for a change, your best bet might be a custom remodel. We sat down with Grayson Simmons, general contractor and owner of Lone Oak Builders in Nashville, to discuss the undeniable benefits of remodeling your existing property, along with expert tips for making the most of your experience.
When contemplating moving homes or remodeling your existing home, one of the first things to consider is your family’s needs and priorities. Grayson recommends asking questions to determine if now is the right time for this process: Could we handle being without a bathroom or kitchen for some time? Is it financially the right time? Would we have a place to stay if we needed to move out of our home for part or all of the renovation? If one or all of your answers are a no, it may be beneficial to find a newer home that works better for your family’s needs.
On the other hand, if your answer to all of these questions is yes, then it may be time to consider the benefits of remodeling your home. While even the thought of remodeling can feel overwhelming, Grayson says it can come with several benefits. “Remodeling is a chance to customize your home to your family’s needs,” he explains. “While a new custom build may be out of reach, a custom remodel is often more affordable — especially if you work within the footprint of your existing foundation.”
Now that you’ve decided to go the remodeling route, where do you start? Grayson says it’s worth your time and money to first reach out to a draftsman, architect, or interior designer. “If you need suggestions on who to contact, we would love to help!” he adds. “We have worked with great architects and designers in town and would be able to make suggestions based on the scale of your project.”
After contacting Lone Oak Builders to help with your remodeling project, you’ll visit with their experts to assess your home as well as your needs and expectations. From there, pricing is completed, items are ordered, and demolition begins. “We will also outline an overall timeline in the construction agreement and stay the course to bring your quality constructed project to the finish line,” adds Grayson.
Another significant benefit of remodeling is that it does not require moving, which is often said to be one of the most stressful events one can face. Grayson adds that staying in a home you love or value sentimentally may be the deciding factor when determining if a remodel is right for you.
There are some instances, however, where families may prefer to move out or be required to do so during their remodel. “Some people find moving out during a remodel to cause less of a strain to their daily life,” says Grayson. “We have select projects that require clients to move out temporarily, like refinishing existing hardwoods or doing any work that requires the home to be open to the elements for some time.”
Of course, if you decide to move in the future, your remodel can add significant value to your home. “Updating the kitchen and bathrooms in a home almost always adds value for resale,” explains Grayson. “Other not-so-fun but equally important items are getting a new roof, windows, and doors, or updating or adding outdoor living areas.”
One of Grayson’s best tips for remodeling is to have a plan and stick to it. After all, making last-minute changes during the remodel may be expensive and cause the project to be delayed. “A remodel can require many decisions to be checked off a list,” says Grayson. “We encourage homeowners to seek professional help or have a dedicated point person in your family as the decision maker.”
When you work with Lone Oak Builders, you’re guaranteed to work with some of the best contractors in Nashville. “Our subcontractors are the best of the best,” says Grayson. “We have spent years putting together a team that we trust and depend on to bring homeowners’ dreams into reality with their quality craftsmanship that we are incredibly proud of.
